If you've been watching listings pile up and wondering whether that's a red flag, here's the honest answer. Condos across Miami-Dade, Broward, and Palm Beach are all sitting in buyer's market territory right now, 7.8 to 11.3 months of supply depending on the county. That's not a crash. It's the fallout from the post-Surfside reforms: older buildings are finally being forced to fund their reserves and pass structural inspections, and a lot of owners are getting hit with special assessments they never budgeted for. Some are $20,000. Some are six figures. Sellers are listing to get out ahead of it, and buyers who've heard the stories are staying cautious. That caution is fair.

It's also exactly why new construction has become the calmer choice for people relocating here. A brand-new community is built to current hurricane code from day one, concrete block, impact glass, reserves funded from the start, no 40-year recertification bill waiting to surprise you a decade from now. You're not buying someone else's deferred maintenance. If the assessment headlines are part of what's making you nervous about this move, that nervousness is pointing you toward the right answer, not away from South Florida altogether.

What’s New with Construction?

Cascata at MiraLago in Parkland, GL Homes' flagship gated community, has inventory homes available right now in one of Broward's highest-rated school zones, resort-style amenities and big lots included. Active incentives: design-center credits on select closings, but call me before you walk into the sales center, that's the part that actually moves the needle on your final price.

Over in Doral, Westview at Doral (Lennar) is putting new-construction townhomes under $1M within easy reach of the airport, which is rare pricing for Miami-Dade right now. Active incentives: a fixed rate through Lennar's preferred lender on select homes. If you've been priced out of Brickell but still want to be close to it, this is worth a look, and you can see how the surrounding Doral market is holding up in our recent update.

And out in Boca Raton, GL Homes just opened a new phase at Lotus Edge, bringing fresh inventory at current pricing in one of Palm Beach County's most sought-after gated communities. No incentive posted there yet, but new phases are usually when the best lots go first.

THE MARKET READ

Here's the one number worth knowing this week. Single-family homes across all three counties are sitting balanced to seller-leaning, 4.2 to 4.8 months of supply, while condos everywhere are firmly a buyer's market. What that means for you: if a single-family home is the dream, don't wait around hoping for a big price break, that segment is holding steady. If a condo fits your life better, you have real room to negotiate on price and closing costs right now. Two very different timelines depending on what you're actually picturing yourself living in.

MAKE A WISE MOVE

The best move I see people make is the one they don't rush. Before you fall for a model home, ask to see the HOA and CDD numbers in writing, ask what the reserve study actually says, and walk the community more than once, in daylight and at night, on a weekday and a weekend. A community that still feels right the third time is the one worth building your life around. There's no prize for deciding fast. There's a real cost to deciding wrong.
