Post-Surfside, 40 and 50-year recertification rules are forcing associations to fund roof, structural, and electrical repairs all at once, and those bills show up as special assessments that can run tens of thousands of dollars per unit overnight. Buyers know it, so they're pricing that risk in.
That's not a South Florida problem, it's an old-building problem. It's exactly why new construction has become the calm choice instead of the flashy one. When you buy new, you're buying to current hurricane code, with known HOA dues, a builder warranty, and no thirty-year-old plumbing waiting to surprise the whole building. You're not betting against an assessment, you already paid the fair price for a building that doesn't need one.
So if the dream is a place in the sun without a financial trapdoor underneath it, the data isn't telling you to stay away. It's telling you where to look.
What’s New with Construction?

Solterra in Sunrise keeps proving that "new construction" doesn't have to mean expensive. It's Lennar's largest master-planned community in Broward, 900 homes going up on the old golf and country club site off Sawgrass Expressway, minutes from I-95, the Turnpike, and Sawgrass Mills. Three collections, three budgets: Aurora villas (no garage, FHA eligible at 3.5% down), Luso townhouses (with garages, also FHA eligible), and Radiance single-family homes on conventional financing. That FHA eligibility on the first two collections is a real door-opener for relocators who assumed brand-new meant out of reach. In Parkland, Cascata at MiraLago continues to be the community Broward families ask me about most, gated, master-planned, and sitting in one of the county's best school zones. And in Boca Raton, GL Homes just opened a new phase at Lotus Edge, their gated community with resort-style amenities and top-rated schools. Fresh inventory at current pricing, if the Palm Beach lifestyle has been the pull without the Wellington price tag, this is worth a look.

For someone relocating who wants a lower-maintenance lifestyle, walkable to a downtown or close to the beach, without the condo assessment question mark, this is a genuinely good window. It won't stay this way forever, inventory windows like this tend to close as more people figure out what's happening.
MAKE A WISE MOVE
Take your time on the model homes. I mean that literally, walk more than one before you sign anything, even within the same community, because floor plans and lot placement change everything about how a home actually lives day to day. The buyers who end up happiest are the ones who toured twice and asked a local agent what the builder isn't volunteering, not the ones who got excited in the sales center and signed that afternoon. There's no prize for moving fast on a decision this size. There's a real cost to moving fast on the wrong one.
